DurhamGate will be a vibrant new sustainable mixed use development which will revitalise 26 hectares of industrial brownfield land and buildings in Spennymoor, County Durham. The development will provide a range of high quality business accommodation and associated car parking. Ancillary facilities including retail units, restaurants and a public house will also be included as well as a high quality public realm featuring public art. In addition, a hotel is planned as well as a residential development to the west of the site offering around 376 dwellings in a 25 acre site. To enable the development of DurhamGate significant highways infrastructure improvements are needed to relieve existing and predicted traffic congestion on a number of approach roads and junctions surrounding the site. This first phase of works will also include new highways into and around the site as well as major public utility works and public realm works.

II.2) QUANTITY OR SCOPE OF THE CONTRACT
II.2.1) Total quantity or scope:
Durham County Council is looking to appoint a suitably qualified and experienced contractor who will be responsible for delivering the scheme within the agreed programme, to the quality standards set by the design and to the agreed budget. The Scope of works to be undertaken by the contractor will include, but not be limited to:-.
i) Construct a new fifth leg off the A167/A688 Thinford roundabout junction to create a new access into the development. The roundabout will increase in size and be signalised to address increased traffic flows and capacity/congestion issues.
ii) Construct a new access into Green Lane Industrial Estate off York Hill road
iii) Construct a new roundabout to replace the current layout at the A167/York Hill Road junction;
iv) Improvement of the existing road network within Green Lane Industrial Estate and construction of new roads to serve commercial and residential areas of the scheme.
v) Provision of foul and surface water sewers and services ducts within the highway corridor.
vi) Traffic management associated with the highway works (including design and necessary approvals)
vii) Installation of all highway drainage, street lighting, signage, road markings, bus shelters and soft landscaping associated with the site.
viii) Construction of ancillary € non-adoptable € public realm works including car parking, high quality paving, lighting, installation of street furniture and soft landscaping.
ix) Managing and/or undertaking the diversion of public utility apparatus.
x) Minor accommodation works associated with adjacent land affected by the scheme
Estimated value excluding VAT: 6 000 000 GBP.
