De aanbestedende dienst is voornemens een concessie te verlenen voor de ontwikkeling en exploitatie van een ecohotel c.a. in het natuur- en recreatiegebied Grevelingen op de locatie 'De Punt" in de gemeente Goedereede (Z-H).
Een ecohotel staat voor een vorm van toerisme en recreatie, waarbij het behoud van natuur en cultuur van de directe omgeving van het hotel centraal staat.
De beoogde voorziening dient, naast een volwaardige hotelfaciliteit, tevens een of meer passende nevenfuncties te bevatten die aansluiten bij de recreatieve doelstelling en eigenschappen van het gebied waarin het hotel zich bevindt.
Het ecohotel dient daarnaast een geïntegreerd onderdeel van haar omgeving te zijn en daarbij een belangrijke bijdrage te leveren aan de natuur- en recreatieontwikkeling van het gebied, waarbij hoge ambities op het gebied van duurzaamheid moeten worden gerealiseerd.
Vooralsnog wordt voor de omvang van het te ontwikkelen ecohotel een bandbreedte voor het aantal kamers voor het hotel aangehouden van 80 tot 160 kamers. Uitgegaan wordt van een maximale bruto vloeroppervlakte van de bebouwing van 10 000 m2, te verdelen over een bouwhoogte van het hotel van 2 tot maximaal 4 bouwlagen.

Minimum level(s) of standards possibly required — Gegadigde moet voldoende verzekerd zijn tegen beroepsrisico's (tenminste 2 500 000,-EUR),
— Gegadigde dient aantoonbaar te kunnen beschikken over voldoende financieel draagvlak om het hotel c.a. te kunnen ontwikkelen, realiseren en (tenminste 3 jaar) exploiteren,
— Gegadigde dient in de laatste drie jaren voorafgaande aan de datum van aanmelding een gemiddelde jaaromzet van tenminste 10 000 000,-EUR in ontwikkeling of exploitatie van vastgoed te hebben bereikt.

De gegadigde dient in de loop van tien (10) jaar voorafgaande aan de datum van aanmelding voor deze selectie, naar behoren en op vakkundige en regelmatige wijze te hebben ontwikkeld én gerealiseerd,
Ten minste 1 hotel- annex congres- en/of wellness accommodatie met een capaciteit van 60 of meer kamers danwel andersoortige combinatie van hotel en extra faciliteit(en) van vergelijkbare omvang danwel een vastgoedproject met een omvang van minimaal 25 000 000,- EUR.
De door gegadigde bij de ontwikkeling in te schakelen architect dient in de loop van tien (10) jaar voorafgaande aan de datum van aanmelding voor deze selectie, naar behoren en op vakkundige en regelmatige wijze te hebben ontworpen, ten minste 1 hotel- annex congres- en/of wellness accommodatie met een capaciteit van 60 of meer kamers, danwel andersoortige combinatie van hotel en extra faciliteit(en) van vergelijkbare omvang.
De gegadigde dient in de loop van tien (10) jaar voorafgaande aan de datum van aanmelding voor deze selectie, naar behoren en op vakkundige en regelmatige wijze ten minste drie (3) jaar aaneengesloten een hotel- annex congres- en/of wellness accommodatie met een capaciteit van 60 of meer kamers danwel andersoortige combinatie van hotel en extra faciliteit(en) met een beoordeling van tenminste 3 sterren te hebben geëxploiteerd.
De gegadigde dient in de loop van tien (10) jaar voorafgaande aan de datum van aanmelding voor deze selectie, naar behoren en op vakkundige en regelmatige wijze te hebben ontwikkeld en gerealiseerd.
Ten minste 1 vastgoedproject van vergelijkbare omvang, waarbij duurzaamheid als uitgangspunt integraal in ontwerp en realisatie is opgenomen.
